QUALIFICATIONS

Below you will find our overview and guidelines for rental application approval. We will detail what documents are required in order to apply along with what we consider in our application review process. Our goal is that you fully understand the rental criteria before you apply! Our business is leasing homes not collecting application fees from unqualified applicants!

 

Understanding Our Qualification Process

Our Rental Application

RAM receives a constant inflow of applications and they are processed in the order that they are received. First-come, first-serve basis.

 

We will not review incomplete applications ever. Please be aware that that applying for a home managed by RAM does not guarantee approval nor does it mean you have a lease for the rental unit.

 

In order for an application to be complete, it must have:

  1. a fully completed and submitted application for all individuals 18 years or older who will reside in the rental unit.
  2. Photo of a valid Government-issued identification (license, passport, etc…)
  3. Verifiable income (pay stubs, deposits etc…)
  4. Application fee paid in full via our website or in person through money order

RAM Qualification Criteria

Application Specifics: 

  1. Applicants must be eighteen (18) years of age or older.
  2. All occupants who will reside in the rental unit that are over the age of eighteen (18) must be added to the application and must pay the application fee.

* The first applicant who starts the process is referred to as the “Primary Applicant”. All others occupants will be referred to as “Co-Applicants”.

* All applicants must provide a valid identification upon submission of their application. Examples are: Driver’s License, State Identification card, Military ID or US Government issued photo ID

  1. The application must be fully completed in order to be processed by the leasing team. If a section is not applicable to you, , please fill in with “N/A”.
  2. We do our best to process applications within 24 hours. Due to the present demand for our high quality homes, please allow up to 72 hours for processing. In the event you need to speak with us or provide additional information about your application, please do so during this time frame by calling us at 803.830.6550.
  3. All Application fees are non-refundable once submitted

Income Requirements: Applicant(s) must have a minimum combined and verifiable gross income of 3 times the monthly rent for the rental unit they applied for. Verifiable income includes: 1 month’s most recent pays stubs, an offer letter from your current employer (dated within 30 days of application date), or the previous year’s tax returns. 

 

Section 8: vouchers and certificates may be accepted and are subject to individual owner review and approval.

 

 

Self-Employment: Self-employed applicants must provide the prior year’s personal tax return and six prior months personal bank statements. If you are a commission only, base salary plus commission, tips, or bonus we will consider your application as a self-employed.

 

 

Employment Verification: All leaseholder(s) must have stable and verifiable employment or, if unemployed, unverifiable or retired, will be considered self-employed and must meet the guidelines for self-employment.

 

 

Bank Statements: All applicants shall provide the prior two month’s personal banking statements and must not have more than 2 NSF or overdrafts in that period.

 

 

Rental History: 3 Years rental history will be reviewed and must exhibit no negative references (ie. evictions, filings of initial evictions, or residential collections). In the event you have negative entries, a larger security deposit may apply.

 

 

Additional Considerations:

  • Additionally, you must have given your lease required or 30-day notice to vacate from your prior landlord in order to be considered.
  • Any unpaid debts owed to an apartment community and/or utility company will need to be paid resolved satisfactorily before the application can be approved.
  • Evictions (Forcible Entry and Detainers) due to property damage, unpaid rent, drug use or any criminal activity will not be accepted under any circumstance. If you do not have prior verifiable rental history, you will be assessed an additional fee of 1 month’s deposit or asked to provide a qualified Co-signer (see below).

Credit History: While our approval process is not solely based on your credit score it is an important component of our decision making process.  Credit history shows us that the applicants has paid bills on time and does not have a history of debt write-offs or collections. Balances owed to prior landlords or to any utility companies are a reason for denial. Applications are also subject to denial due to poor credit history. A co-signer and/or guarantor may be accepted on a case by case basis.

 

 

Co-Signer/Guarantor: A Co-Signer/guarantor and/or additional security deposit may be required at ownership request based on application criteria relating to one of the following issues:

  1. lack of verifiable income
  2. credit rating below guidelines
  3. unverifiable or lack of rental history
  4. Unsatisfactory income requirements
  5. Fulltime Student

The Guarantor must apply and pass the same application and screening process as applicant. They will also have to pay application fees and all of the same underwriting requirements as the applicant themselves. All Guarantor’s must and have a suitable credit rating and a verifiable income of at least 4 times the rent and their own housing payment.

 

 

Bankruptcies: Bankruptcies must be closed for no less than 30 days for application consideration. Open bankruptcies will be declined automatically.

 

Criminal History: RAM takes every reasonable precaution to provide a safe and stable housing environment for our residents! Any applicant who is flagged with criminal record will further undergo additional screening to determine the amount of risk the applicant may pose to our property in order to make an objective decision.

 

 

Pet Breed Restrictions: Pet breed and size restrictions apply and all pets are subject to ownership approval. You will be required to pay a non-refundable pet fee of $350 for 1 pet, $600 for 2 pets, and $800 for 3 pets (maximum allowed).

Service and companion animals that assist residents with special needs will always be accepted, provided documentation is submitted and verifiable.

 

The following breeds unacceptable and can not be permitted within our rental units at anytime: 

  • Akita
  • Alaskan Malamute
  • American Bulldog
  • Bull Terrier
  • Bullmastiff or Mastiff
  • Chow
  • Doberman
  • German Shepherd
  • Husky
  • Pit Bull Terrier
  • Presa Canario
  • Rottweiler
  • Siberian Husky
  • Staffordshire Terrier
  • Wolf Dog/Wolf Hybrid
  • Any combination of these or any canine that has any of the above breeds linage

Fees

  • Application fee(s)-The maximum allowed by state, up to and not to exceed $50 non-refundable fee charged per adult

    *all occupants 18 years or older who will occupy the property for a minimum of 20% of the lease period.

  • Holding fee– This deposit is to remove the home from the market and place a temporary hold on the property. This fee is typically equal to 1 month of the rental payment but is subject to a higher amount as per qualification guidelines. When you move in, this deposit transfers to your security deposit.
  • Pet fee(s)– if applicable, this fee will be due when the lease is executed.
  • Pro-Rated Rents – 2nd month is pro-rated if you move in mid-month. What this means is that your 2nd month rental payment will be adjusted to reflect any over payment from your first month full rental payment. This amount will be calculated by the rental portal.

Disclosures

RAM operates in accordance with the Federal Fair Housing Amendments Act of 1988. Agents understand that it is illegal to discriminate against any person because of race, color, religion, sex, handicap, familial status, or National Origin. This applies in the sale or rental of housing or residential lots. It also applies to advertising, the sale or rental of housing and the financing or appraisal process. In addition, blockbusting is illegal. To assure residents or buyers that we don’t discriminate, we display Equal Housing Opportunity posters in our office and have its logo printed on our application forms.

By submitting an application to RAM for any of our rental units, the applicant(s) acknowledge(s) and accepts that their application will be approved or rejected on the basis of the information supplied.

Providing false information on your rental application, falsifying any provided documentation, or providing incomplete documentation will result in the application being denied. Applicant(s) further agree to provide all required and/or requested documents deemed necessary to complete the application within 72 hours of the initial application date. All provided information must be verifiable. Your failure to provide documentation may result in a declined application and resulting forfeiture of all fees paid to reserve the home.
